Is North Puget Sound a Good Place to Live?

The North Puget Sound region stretches from the northern suburbs of Seattle — Lynnwood, Edmonds, Mukilteo — north through Snohomish County's working cities of Everett, Marysville, and Arlington, then across the Skagit Valley through Mount Vernon and Burlington, all the way to Bellingham and the Canadian border. It's a region of extraordinary geographic range: tidal flats and ferry docks on its western edge, farmland and tulip fields in its middle, and the jagged North Cascades rising sharply to the east.

Snohomish County anchors the region's southern half, with Everett — roughly 30 miles from Seattle on I-5 — functioning as its urban core. Lynnwood and Edmonds sit closer to Seattle at 15–20 minutes north, with a more suburban character. Marysville and Arlington are another 20–25 minutes north of Everett, offering more space and lower prices. The Skagit Valley begins around Mount Vernon, roughly 65 miles from Seattle, with Anacortes and Oak Harbor on Whidbey Island adding a strong maritime dimension. Bellingham, the region's northern anchor, sits about 90 miles from Seattle and 50 miles from Vancouver, BC.

Boeing has defined the region's economy for generations — its massive Everett facility, one of the largest buildings by volume on Earth, still employs tens of thousands. Naval Air Station Whidbey Island anchors the economy of Oak Harbor. Agriculture dominates the Skagit Valley — Washington's tulip industry is centered here, alongside berry farms, seed crops, and dairies. Bellingham has diversified into education (Western Washington University), outdoor tourism, and a growing craft economy.

The character of North Puget Sound is quintessential Pacific Northwest working-class with a strong outdoors identity. Everett is blue-collar and gritty in the best sense — authentic, unpretentious, and fiercely community-oriented. Head north to Bellingham and you find a university-infused, bike-friendly, coffee-shop-rich city that feels like a smaller Seattle without the price tag. The Skagit Valley communities are agricultural and unhurried. Mukilteo and Edmonds feel like upscale ferry towns, beloved by commuters who prefer small-town life with quick Sound Transit access.

Home prices in North Puget Sound are meaningfully lower than the Seattle Metro. As of 2026, Edmonds and Mukilteo run $750,000–$900,000; Everett averages $525,000–$650,000; Marysville and Arlington offer entry points from $450,000–$575,000. Bellingham sits around $575,000–$725,000. Mount Vernon and Burlington are among the most affordable in the region at $425,000–$550,000. The region presents strong value for buyers priced out of King County who want to stay within commuting range of Seattle.
